Looking to the left, one can see the dam impounding Lake Talquin, where sunsets as it moves to most directly west in the summer. To the right one looks up the lake stretching back towards the city.

Banana trees (plantains) grow along the bank, reaching well above the bank by the end of summer. The owners harvest eight to ten delicious bunches in good years.

Windows and Glassed-in room:

Picture windows are looking out on beautiful views of the lake in kitchen, great room and both the master bedroom and the secondary master bedroom in the other wing of the house.

Glassed-in room

The glassed-in room, essentially part of the master bedroom as the most of the bedroom wall is 16 feet of sliding glass doors, offers a lovely view of the lake and the gazebo. The sliding glass doors isolate this room when desired (for weather extremes). This room has skirting with two-inch foam insulation on its backside. The additional protection, coupled with double-pane windows and foam-core roof provide a pleasant and easily temperature controlled environment. Screens allow opening it up for gentle breezes on sunny afternoons.

Parking :

There is plenty of room for parking, four vehicles under cover, two in the breezeway and two in the detached garage. A circular drive through the breezeway means you may never have to back up! A tangelo tree in front of the breezeway adds color and shade – and the best-tasting oranges!

Fruit trees and garden spots -

Aside from the tangelo in front of the breezeway, there is a satsuma tree that also bears well, a small pear tree plus loquat trees along the lot sides. House construction :

The house is super insulated with SIP (foam-core) panels and post and beam construction. The tpanels use 4 inches of foam in the walls and 6 inches of foam in the roof. The attic becomes a space within the heated and cooled envelope with this construction. In addition to fiberglass batting between the floor joists, the walls of the 4-foot crawl space have insulated thick foam panels.

Being dug into the constant temperature depth here in Florida, the floor insulation doesn't have to work against the outside temperatures, either the heat in summer or the cold in winter, but against this 65 degrees or so constant ground temperature. The whole of the crawl space is lined with a vapor barrier to reduce any moisture entering the house.

Adding to the energy efficiency of the house, the heating and cooling system is a groundwater tempered heat pump, effective both winter and summer.

Generous eves provide shade for the house and protection from normal rains.

All windows are double-pane. The massive chimney provides a thermal storage mass to slow temperature changes in the interior.

The massive chimney also adds strength to the house. The chimney combined with the post and beam and SIP construction make the house extremely wind resistant, said to be capable of 150 mph. The house came through with no structural damage while riding the entire eastern side of the eyewall of the recent hurricane with its record high winds, with winds shifting from easterly to southerly to westerly as the eye passed. The inside of the house was reasonably quiet throughout the hurricane, with never an indication of structural difficulties. Numerous lost shingles (now mended) and considerable downed tree branches were the only damage.

The slightly sloping yards and the skirted large deck and Florida room further add to resistance to high winds by buttressing the building and helping start the winds rising over the building.

In stormy weather, the Florida room can be closed off from the bedroom to offer a buffer from rain and wind noise.

There is excellent potential for a solar installation, particularly on the SW facing garage roof.

Amenities of note:

The kitchen is exceptionally well laid out, with the double sinks between the refrigerator and double ovens and cooktops. A central island supplements the generous counters and eases the food preparation activities. The quantity and quality of the kitchen cabinetry is a must-see.

The “perfect-sized office” is just that; big enough for a reasonably large desk and a side cabinet and storage table behind it. Featuring an open closet with built-in shelving, it makes a compact and efficient space. There is just the right room left to add a swivel chair and have everything within easy reach.
